Hello, South West France (Gers). I visited a house to buy potentially. On the upstairs landing there was dark brown deposit. There were some holes in the ceiling above. Looking in the attic above the holes, I found dark brown, black beetle like insects, seemingly dead. I am wondering if this could be an expensive infestation (e.g. termites) or something less significant. Those look like ants rather than termites to me. Probably there was an ant nest in the attic.
Adam.

Thank you. Would they have made those holes in the ceiling?

Looks like Crematogaster, yes they may chew thru weak locations.
